Odealim takes a step in the rental management market

Odealim takes a first step. The broker specializing in real estate insurance, which opened up to real estate credit in 2021 with the acquisition of the entire capital of Artémis Courtage, announced on Tuesday the acquisition of 65% of the capital of Cautioneo. This “new generation guarantor” offers in particular a reverse unpaid rent guarantee (GLI) which is carried by the tenant, at no cost to the owner.

“As a specialist in property insurance and now present in property loan financing brokerage, we want to cover the widest possible range of products. However, we did not have the reverse unpaid rent guarantee and decided to approach a new player on the market which also makes it possible to seek technological solutions to make the rental market more fluid, ”explains to L’Agefi Xavier Saubestre, chairman of the Odealim group. The broker may offer its lessor clients the reverse GLI when the tenant’s profile does not meet the criteria used for eligibility for the traditional GLI.

External growth

This new brick that completes its offer does not prevent Xavier Saubestre from continuing to think about development: “Although we now have a complete range, there is still a lot to do in rental management, whether in terms of innovation , or the provision of services with the idea of ​​offering a digitized path that allows access to its guarantees in a few clicks”. The manager mentions in particular the validation of the coverage of a guarantee in a few hours and indicates that he is thinking about monthly rather than annual compensation. Created in 2017, Cautioneo intends to take advantage of the network of the leading rental guarantee broker in France, aim for profitability in 2023 and quadruple its workforce, from 12 employees at present.

After strong external growth activity in 2021, this course should not stop Odealim. The broker should thus continue to work on its territorial network with targeted acquisitions, like the takeover announced in early 2022 of the Lyon firms Brun Vidal Dutripon and SCA Brun, brokers who are experts in particular in building multi-risk insurance (MRI) and unpaid rent (GLI). It could also open other divisions on which it is not necessarily present historically.
